Well Inspections & Flow Tests in Leicester, NC

Yield and flow tests, equipment checks and water sampling for home sales and buyers under contract.

Well Inspections for Leicester Homes

Buying a mountain home on a well is a different purchase from buying one on town water, and a lot of people moving to the Asheville area have never owned a well before. A home inspector runs the taps; a well inspection tells you whether the well will keep up with your family, how old and sound the pump and tank are, and whether the water is safe to drink. We run a timed flow and yield test, measure static and pumping water levels and recovery, inspect the wellhead, cap, casing, pitless adapter, pressure tank, switch and wiring, and pull a water sample for the lab. You get a written report in plain language before your inspection period runs out, and if something needs fixing you know the cost before you close.

Local well service in Leicester

Leicester is the farm country northwest of Asheville along New Leicester Highway, running out to Sandy Mush and the Newfound Mountains on the Madison and Haywood lines. It is open, rolling land by mountain standards, with cattle farms, old homesteads and newer houses on big lots, and almost all of it is on wells and springs. The older farms still run on spring boxes and shallow wells with jet pumps that lose prime and struggle to water stock; the newer homes up Turkey Creek, Dix Creek and Bear Creek sit on drilled wells with long runs of line to the house and the pressure loss that comes with them. Iron and manganese staining is a regular complaint across Leicester, and the acidic water pits copper here as it does everywhere in the county. Drives are long and gravel, and a lot of wellheads are a walk from the house, so we stock the truck and plan the trip. From a spring box in Sandy Mush to a short-cycling tank off Newfound Road, we find the fault before we price the repair and leave the wellhead the way we found it.

Common Well Problems in Leicester

The issues we see most on local wells, and how we fix them.

Farm springs and shallow wells that lose prime

Jet pumps on old shallow systems around Sandy Mush and Newfound lose prime, cavitate on a low spring, and fall behind on livestock water. We repair them and tell you when a deeper well or storage tank is the better long-term answer.

Long lines and pressure loss

When the well sits a few hundred feet from the house, or well below it, pressure at the far fixtures suffers. We size the pump and tank for the run and the lift, and add a booster where it is needed.

Iron and manganese staining

Orange and black stains on fixtures, laundry and water troughs come from the minerals in the Leicester rock. A test tells us the levels and an oxidizing filter sized to them clears it up.

Well Inspections in Leicester: FAQs

Do you go out to Sandy Mush and the Haywood line?
Yes. Leicester, Sandy Mush, Newfound and the roads to the Haywood and Madison lines are all in our regular coverage.
Can a well pump handle livestock water too?
Often, with the right sizing and storage. A slow well cannot fill a stock tank and run the house at once, but a storage tank filled by the well overnight can. We look at yield and demand and set it up so the house never runs dry.
Can you convert our spring to a drilled well?
We do not drill, but we can test the spring, tell you honestly whether it is worth keeping, and refer you to a licensed driller if not. Once a new well is in, we handle the pump, tank and plumbing.
How long does a well inspection take?
Plan on two to three hours on site for the flow test and equipment check, longer for a very slow well. Lab results for bacteria usually come back in a day or two. Tell us your inspection deadline when you book and we schedule around it.
Does a well need a certain yield to be good?
There is no single number. Many mountain wells produce three to five gallons a minute and serve a family fine with a properly sized tank. A well under a gallon a minute may still work with storage. What matters is that the yield, the pump and the storage match how your household will use water, and that is what the report explains.
Is the inspection the same as a water test?
The inspection includes a water sample, but it is mostly about the well and the equipment: how much water it makes and how sound the pump, tank and wellhead are. If you only need the water checked, see our water testing service.
